.In my opinion, a roof is worth whatever you can get for it. If you are very good and do top quality work...and you do the work and don't sub it out to every tom dick and harry.

LOL....this job was subbed out!

Vaa Fakaosifolau Said: White Granule Torchon? geez that must have been hard to keep unmarked while doing the tiles. In the photos it looks Grey (trick of the camera)

The Tile roof looks kind of Japanese style with those curved hip/ridge tiles, certainly adds a bit of extra class to it. :) Vented copper drip flashings, never seen those before, whats the idea behind that?

After we worked with torch down, we put a blue tarpet over the white granulate. The reason for the vented copper is, that air comes between the tiles and the undelayment and brings the damp up to the ridge. The ridge and the hipps are also a vented system B)

Now...I'm curious about the labor bill.

How many hours does it take to put that roof on. I would guess (this is a WAG)6 guys about two, maybe three weeks. I pulled that number from the sky....I have no clue as to how much time something like that takes.

Most times we will sacrifice real craftsmanship at the altar of expediency. While we are still capable of recognizing the value of something that has been expertly constructed,we will bow down and kneel to the cheap and fast. Kiss the feet of an easy option instead. B) ;) ;) B)

OMG....I'm at a loss for words....

So, I take it, your were the "consultant" on the project?....You must have been brought in after the contract award? Did the owners not solicit qualified roofers?

TomB Said: Yes; Refreshing to see a properly installed tile roof....How fortunate to have the opportunity to install a tile roof correctly!....That would never fly here, in the land of knuckleheadness....One would be laughed off the project....

Just to clarify....3600SF & the price was $180,0000? For that knd of money, we could have done at least three, possibly four, of those roofs/homes.....Not to take away the fine craftmanship, it appears to be truly top-notch....However, coming strictly from a financial/ethical aspect, how can you sleep? Or did the customer knowingly pay the absurd amount?

Sorry this missunderstanding it was not my price !!!!! Some roofer in Boston provide this roof between 120000$ & 160000 $ O N L Y for the labor !!!!!!!!!!!!!!!!!!!!!!!!!!!

My point was against that tile roof the modified might as well been roll roofing,it does not compliment the tile at all.

CIAK Said: Martin Im going to pay you the highest compliment I know. I love beautiful well designed things. There’s very little in the world quite like something that was lovingly crafted, built with care and presented with this sort of pride. A marvelously well built roof. A marvelously well built roof is increasingly difficult to come by in a world where a premium is placed on speed, and things are made to be disposable. Good job. A work of art by a true Craftsman. Congrats my man. B) :) :) B)

Thank`s a lot, maybe we can sometimes work together when you need some help

jimAKAblue Said: One question comes to mind about the roof flashing. Im curious about the flashing detail at the apron flashing that butts up to the dormer. When I framed, I always left a minimum of 4 below the window. Thats not possible on this house. Is caulk the only solution?

I know this, it was a problem, but we haven`t had an other change !!!

But it will never leaking under and behind the window is a special peace of copper.

That roof has had 3600 sqft

jimAKAblue Said: Im impressed! Theres a lot of components that Ive never had any experience with.

Im also a bit shocked with the pricetag. I think I want to start selling tile and copper roofs!

I do have extensive experience framing, so I have a few questions. Unfortunately, Im not sure what the framing parts are called, by roofers. Ill make my best guess.

Im curious about the 1/3 furring strips. Im assuming that these are located directly over the rafters. Are they?

Do you bed the furr strips in sealant? Is there any danger of water getting trapped under the furr strips and causing mold or rotting them out?

Picture 5 shows a built up rake assembly? Was there some reason why a solid member, such as a 2x8 (or a ripped down 2x10) wasnt used? Was that a change in design or scope?

Thats enough questions for one day.

It`s my job to do consultation and those roof`s. The strips are all sealed and nailed on the rafters. The reason why I use two pices of hipp batten is , to do the right high for the hipp and ridge tiles.
