When considering home retrofits and which ones to complete, it’s wise to consider the options that will grow your home’s resale value.

According to the 2022 Remodeling Impact Report, there are just two major products that give you 100% cost recovery and one of them, notably, is roofing. Study results are based on three sources of feedback including: the measurement of “Joy Factor” from homeowners, the cost recovery of improvements via improved home resale value from REALTORS® and remodeling project fees information from NARI members.

Consumers believe the most important result of a roof retrofit is gaining a durable roof with long-lasting results and materials (61% of surveyed people). This makes sense, since the top two reasons for those people surveyed replacing their roofs was to upgrade worn-out surfaces/materials (51%) and to add features and improve livability (21%).

What level of happiness does a new roof bring to homeowners? A significant amount. On a scale of 1 to 10, with 10 being the highest, the Joy Factor ranks high at 9.2 for people who have completed a new roof project. 87% of those respondents also report having a greater desire to be home after completing the project.

Reasons and incentives to replace a roof

The reasons to replace a roof are often simple. For example, sometimes homeowners are replacing a roof severely damaged by an extreme weather event. Others are looking to optimize the home’s energy efficiency and reduce long-term energy bills.

The good news is that, according to the study, the cost recovery to re-roof is 100%, meaning that every dollar spent on a new roof goes directly into the home’s improved resale value. With numbers like that, what could make a homeowner more convinced to invest in a new roof?
