Learn all about what it costs to replace a roof and how to potentially save money by restoring it.

Deciding if you should get your building’s roof repaired or replaced can be tricky, especially if you don’t know how much it could cost you. That’s why Everroof has created a handy guide to roof tear-off replacement costs to help building owners learn more about what a job like this could cost them. 

In the guide, they state that there are a few ways to determine if your roof does need to be replaced. They strongly advise you get a trained roofing contractor to inspect your building’s roof and determine its condition. They might even perform an infrared scan on your roof to see if any of it has become wet. “Typically, if more than 30 percent of the roof's insulation is wet, a complete tear-off is recommended,” the guide says. 

Everroof says that the cost of a roof replacement depends on a few reasons, including the roof’s size, labor rates and climate. They recommend you look at the annual cost of the roof per year as opposed to the total cost. This can be done by calculating the total cost (materials and labor) and dividing it by the life expectancy of your new roof. 

“Roofing professionals typically quote materials in squares, which is 100 square feet, or a 10′ by 10′ area,” the guide says. “The average roof in the United States is 40′ by 60′, which is 2,400 square feet or 24 squares.”  

The guide suggests that rather than completely replacing the roof, building owners should restore it instead. Restoring a roof will save money as it doesn’t require any tear-offs or demolition. Roof restorations also reduce the heat transfer into the building, which can help keep buildings cooler.
