Premature roof failure can be caused by several different factors. Your roof works overtime to shield your home from the elements, so it needs to be well maintained. It’s important to pay attention to what can cause potential damage, that way you can take the right preventative measures that can help extend your roof’s lifespan. Northern Arizona Roof Services shares their list of the ten most common causes of premature roof failure to help you stay prepared.  

1 - Exposure to the elements

Constant exposure to harsh weather—such as UV rays, rain and snow—can deteriorate roofing materials over time. This exposure weakens the roof and increases the risk of leaks and damage.

2 - Expansion and contraction of dissimilar materials

Different roofing materials expand and contract at varying rates with temperature changes. When these materials are used together, they can create stress points, leading to cracks and separation.

3 - Punctures

Accidental punctures from debris, foot traffic or tools can compromise your roof’s integrity. Even small punctures can lead to leaks and more significant damage if not addressed promptly.

4 - Tenant improvements

Modifications made by tenants, such as adding equipment or making alterations, can inadvertently damage the roof. These changes might interfere with the roofing system's drainage and waterproofing.

5 - Improper welding

For roofs with welded seams, incorrect welding techniques can result in weak joints and potential leaks. Proper welding is essential to maintaining roof integrity.

6 - Poor workmanship

8 - Improper drainage and clogged drains

Effective drainage systems are vital for preventing water buildup. Clogged or inadequate drains can result in water pooling on the roof, leading to potential damage.

9 - Catastrophic events

Unexpected events such as severe storms, hail or heavy snowfalls can inflict significant damage to your roof. Immediate repairs are essential to address such damage.

10 - Lack of maintenance

A roof requires regular maintenance to function properly. Neglecting maintenance is akin to never changing the oil in your car or washing it. Without routine care, minor issues can become major problems.

Maintaining your roof: Essential tips

  • Keep your roof free of debris: Regularly remove leaves, branches and other debris to prevent moisture buildup and deterioration.

  • Reseal roof penetrations: Check and reseal roof penetrations, such as vents and chimneys, approximately every five years to prevent leaks.

  • Install heat tape: In colder climates, heat tape can prevent ice buildup and protect your roof from damage caused by ice dams.

  • Beware of pine needles: Pine needles can trap moisture and prevent your roof from breathing, leading to deterioration. Regularly clear them to maintain roof health.
