When a Coatings Tear-off is a Good Thing and How Western Colloid Saved the Day

Western Colloid Coatings Tear off
July 1, 2019 at 6:00 a.m.

By Western Colloid.

This 1300 square Tucson, Arizona warehouse had a one-year-old roof that was failing.

Project Challenges:

The roof was a reinforced acrylic coating over a metal roof. The application was poor but, more importantly, the products used were not correct for this kind of application and substrate.  The reinforcing fabric shrunk resulting in the coating bridging at each 90 degree joint.  This caused moisture to get underneath the coating.

The owners brought in multiple contractors that said the only remedy was to build another roof on top.   The new roof would be created by using a cover board as a substrate over the failing roof and building out the roof with a BUR or single-ply product.  This option was disheartening and expensive.

The owners were looking for alternatives.  Working with a roof consultant, Classic Roofing was called in and thought of Western Colloid.  With 45 years of experience Western Colloid is known to have “seen everything” and has a reputation of coming up with solutions in impossible situations.

After videos, analyzing samples and testing, Western Colloid and Classic Roofing determined that indeed the roof could be removed.

In most cases, Western Colloid’s fluid applied roofing products are a perfect alternative against removing a roof, but in this case the acrylic substrate was so unstable and the roof had so much moisture, removal was really the only answer.

The acrylic roof was removed almost back to the original metal roof and Western Colloid’s #720 ElastaHyde was used to coat the roof along with #800 mastic for the details.

Now we have a very happy building owner with a 10-year warranty than can be extended.

Please contact Western Colloid for more details on the specifications used or a solution for your next challenging project.
