Built in the early 2000's, the 475 Condo stands out as a unique luxury boutique property with modern architecture and many custom features. Located in downtown St. Petersburg, Florida the building is often subject to tropical moisture conditions from Tampa Bay and the Gulf of Mexico. Over time persistent water intrusion issues arose. Karins Engineering was hired to investigate the leaks and create a repair scope to restore the property and elevate the appearance of the balcony and terrace areas for the unit owners.  

Complete Property Services was hired to perform this restoration. Initial discovery showed an improperly installed deck slope and waterproofing, resulting in a need for a comprehensive removal and a proper replacement using Sika's SikaQuick 1000 repair mortar. After the decks were properly sloped, Sika's RoofPro 624 system was installed. CPS was able to execute this work without disrupting the pedestrian traffic on the sidewalks or the thriving business located on the ground level.
