On St. Pete Beach, Florida are two luxurious 13-story condominiums built in 1974. It’s been 48 years since they were constructed, and they had lost their luster. Because high-rise buildings face the Gulf of Mexico, time, salt-water breezes, rain and humidity all took a toll on the property’s exterior. Enter, Master Builders Solutions® and an assortment of their products designed for exterior work. The opportunity to restore this worn-down complex provided an excellent opportunity for discovering just how powerful Master Builders Solutions products can be.
When residents live in resort-like facilities that include a clubhouse, fishing pier and boat slips on the Gulf, they also demand building exteriors that reflects their expectations and investment. Unfortunately, the buildings revealed a long list of renovation needs.
The wall deficiencies had been dealt with once before. In 2006, the buildings’ existing exterior concrete walls were covered with an insulated, water-resistant finished surface (EIFS). However, the EIFS were never painted, or coated, and the surface became a porous substrate for mold, mildew, and algae growth. The mold growth became so prevalent on parts of the buildings that the façade was turning black. The walls, balconies and even rebar reinforcement needed repair.
The HOA board wanted a single manufacturer to provide results and guarantee long-term maintenance, so the contractor turned to Master Builders Solutions’® products to solve these varied problems.
Before the project even began, Master Builders Solutions® set-up a training with the contractor’s crew to make certain that the various products would be applied to guarantee maximum durability, prolonged lifespan, and resistance to decay. This training proved invaluable for a successful project.
Imagine the challenge of first cleaning, then recoating and repairing the exteriors of two 13-story structures. The MasterProtect® HB system was chosen to meet that recoating challenge. MasterProtect creates a waterproofing basecoat, with UV resistance and color retention. The hydrophobic MasterProtect C 350 weather barrier system was then added to keep the buildings looking clean, making for an extended life cycle and reduced maintenance costs. Additional products such as MasterSeal® were used as a sealant for windows and sliding doors and MasterEmaco® was applied for concrete repair on ceilings, walls and balconies.
The results turned a near half-century old high-rise structure into one of the most attractive residential real estate destinations on Boca Ciega Bay. Any structure on Florida’s Gulf coast is going to be vulnerable to the humid subtropical climate.
