Many contractors in the construction industry hire subcontractors due to the difficulty of finding skilled workers. This is a two-part article. In part one of this article, we’ll discuss how a general contractor and subcontractor team works together; we’ll also identify what qualifies a subcontractor. Later in part two of this article, we’ll discuss subcontractor contracts and compliance.
Contractors and subcontractors work together--contractors link with subcontractors to complete work. The contractor acts as a manager while the subcontractor acts as the worker who provides labor and materials for the project.
Subcontractors are a big help to contractors since subcontractors reduce risk, reduce costs, and increase work performance. Other benefits subcontractors bring to the table are: more knowledge and experience, cost-effective hiring, better availability of equipment and materials, and reduced payroll and benefit expenses for the general contractor.
Prime subcontractor candidates include: candidates with experience and references readily available, a history of meeting project requirements, and candidates with a solid history with other contractors, bankers, and material support companies.
