Duro-Last Announces 2016 Project Award Winners

The company recognizes contractors for outstanding workmanship, best practices and innovation while using Duro-Last products.

Contractors were recognized at the Duro-Last 2017 Sales Seminar in Orlando, Florida for the following projects:

Specialty Membrane Winner

Contractor: K2 Summit Project: Flamingo South Beach – Center Tower Location: Miami Beach, Florida Square Feet: 10,000 Products: Duro-Fleece Plus® and Duro-Last® membranes, Roof Trak® Walkway Pads, Duro-Caulk® Advanced, Duro-Grip® CR-20 adhesive, Duro-Last Duro-Blue® Slip Sheet

Situated on Miami Beach in southern Florida, and towering over its neighbors, the Flamingo South Beach – Center Tower apartment building has scenic views of Biscayne Bay. This location makes for prime real estate, but the weather and height of the building posed a unique roofing challenge.

The contractor chosen for this project, K2 Summit, determined the best roofing solution would be a hybrid system that used both adhered Duro-Fleece Plus membrane and mechanically attached Duro-Last – all over the existing modified bitumen roof that was originally installed on a concrete deck. At 32 stories tall, wind was a major concern for the roof replacement.

“We installed a perimeter enhancement that goes all the way around to meet the uplift of a building this height,” said Richard Budd, President of K2 Summit. “In my opinion this is a bullet-proof Duro-Last Roofing System.”

With the unpredictable weather conditions of the region, Duro-Last’s custom-fabricated accessories saved crucial time during the installation process.

“In south Florida we have weather conditions constantly,” Budd said. “This project was done in the summer during the rainy season, so being able to use custom-fabricated products saved a lot of time and money.”

A benefit of installing a Duro-Last Roofing System is that under proper conditions it can be installed over an existing roof, even modified bitumen.

“We were able to save our client about $1 million as we did not have to remove the existing roofing system,” Budd said. “We were able pass the moisture survey and only remove about 20% of the existing roof.”

Since 1933, the E & J Gallo Winery has been producing high-quality wine in Northern California. When one of the buildings on the vineyard’s grounds needed a new roof, Baker Roofing Company jumped at the opportunity to work on the project.

“When I heard about this project, I immediately thought of all the history in the area,” said Joe Bristow, Vice President of Baker Roofing. “The Gallo family still owns this place and the building is in the middle of a working vineyard.”

This unique building required several Duro-Last products, including:

  • 60 mil custom-fabricated Duro-Last membrane, adhered
  • Duro-Guard ISO tapered panels
  • Duro-Guard DEXcell™ FA Cover Boards
  • EXCEPTIONAL Metals 8’’ 2-Piece Snap-On Compression
  • More than 40 custom-fabricated curb flashings and 100 pipe flashings
  • Roof Trak Walkway Pads

Although the building and location were grand, the Baker team ran into some logistical issues during construction. The road leading to the vineyard is a small, one-lane road, which made getting all of this material to the roof a challenge.

“We ended up having a small forklift that we could use in a small area of the driveway,” said Troy Baker Jr., President of Baker Roofing. “When we unloaded the material it had to go directly to the roof because we didn’t have a lot of area to work with.”

With all of the metal used on this project, another challenge was matching the roof edge metal to the windows. The EXCEPTIONAL Metals team worked directly with the glass company to make sure the colors matched. The end result is striking.

“It’s going to be one of those jobs you just aren’t going to forget,” Bristow said.

 

Metal Roofing Winner

Contractor: Moser Roofing Solutions Project: OST Trucking Inc. Location: Baltimore, Maryland Square Feet: 68,000 Products: Duro-Last® membrane, EXCEPTIONAL® Metals EM Retro-R® metal roofing panel

For a busy trucking warehouse like OST Trucking in Baltimore, Maryland, shutting down operations to install a new roof is not an option. When Moser Roofing Solutions proposed installing the EXCEPTIONAL Metals EM Retro-R, a metal roofing panel designed to go directly over an existing metal roof, the answer was clear.

At more than 68,000 square feet, the large project required a combination of the EM Retro-R panel in white and white 50 mil Duro-Last membrane. This solution allowed for very little disruption to OST’s operations and avoided the costs of a tear-off.

“OST has a lot of traffic. It’s very busy and it was crucial that we didn’t disturb their operations,” said Josh Moser, Owner of Moser Roofing Solutions. “We were able to not only keep their operations running smoothly, but avoided any adverse consequences that come with having their roof opened up.”

Being a large roof with a lot of detail work, Moser worked closely with both the EXCEPTIONAL Metals and Duro-Last teams to make sure his team had the right technical specifications to make the installation a success.

“The customer is happy,” Moser said.  “From the first handshake to the broom-swept condition of leaving a project, we were there for our customer and they knew it. They appreciate that.”

 

Roof of the Year Winner

Contractor: JBK Roofing Project: Lynn Camp Elementary School Location: Corbin, Kentucky Square Feet: 119,000 Products: Duro-Fleece®, Duro-Tuff® and Duro-Last® membranes; Vinyl Ribs; Duro-Guard® EPS Flute Fill Combo insulation; Duro-Guard ISO HD insulation, Duro-Guard DensDeck® cover boards, EXCEPTIONAL® Metals accessories and edge details, Duro-Grip® CR-20 adhesive; Duro-Caulk® Advanced

When roof leaks were starting to interfere with the daily activities of Lynn Camp Elementary School in Corbin, Kentucky, administrators knew it was time for a new roof.

“We had a situation in a lot of the rooms where tiles were molding because of the roof leaks,” said Anthony Pennington, Principal of Lynn Camp Schools. “It was becoming a constant distraction for not only our students but our teachers and their learning process.”

The existing standing seam metal section of the roof was a daunting task at more than 78,000 square feet, but its design and blue color was a look the school was hoping to maintain. However, the projected timeline to complete a metal roof of this size would be 9-12 months, well outside the school’s needs.

With added pressures from the local health department, time was of the essence for this project. When JBK Roofing presented a metal retrofit option using the Duro-Last Vinyl Rib system, school administrators knew they had found the right solution.

The assembly used for this project was Duro-Guard EPS Flute Fill Combo as the base, and then Duro-Guard ISO HD and DensDeck® cover boards. Duro-Fleece 50 mil membrane was adhered with Duro-Grip CR-20 adhesive and, lastly, the Vinyl Ribs were heat welded to the adhered membrane.

Being such a large roof, more than 52,000 liner feet of Vinyl Rib was used.

“This is by far the largest and most intense Vinyl Rib project we’ve done,” said Brandon Keck, President of JBK Roofing. “Even so, the Duro-Last system was extremely fast-paced and allowed us to fit in the school’s schedule, taking only 90 days to complete.”

The bright blue color of the Duro-Fleece membrane also gave the school the aesthetic look they wanted.

“We wanted something cutting edge, we wanted something that would last a long time and would look amazing for our school,” Pennington said.

 

Sustainability Winner

Contractor: Roof Right, Inc. Project: Ceresville New Holland Location: Frederick, Maryland Square Feet: 17,000 Products: Duro-Last® membrane, Duro-Guard® EPS Flute Fill Combo insulation, Duro-Caulk® Advanced, EXCEPTIONAL® Metals edge details

Duro-Last’s custom-fabrication process is known to make roof installations faster and more efficient, especially when a roof has many penetrations. So when agricultural machinery dealer Ceresville New Holland of Frederick, Maryland approached Roof Right, Inc. with a roofing job that included solar panels, Duro-Last’s custom-fabrication was a clear solution.

“Installing the solar panels added another dynamic to the job because the solar panels are on brackets, which had to be installed on the roof. There were over 900 penetrations on the roof’s surface,” said Craig Mott, General Manager of Roof Right. “We had to use stack flashings around each and every single one of them.”

Another benefit of using Duro-Last on this job was the ability to go directly over the existing corrugated metal roof. The Roof Right crew installed Duro-Guard EPS Flute Fill Combo on top of the existing roof to create a flat surface and then installed custom-fabricated 50 mil white Duro-Last membrane over the insulation.

“Duro-Last makes things very simple, especially when you’re getting custom-fabricated panels,” Mott said. “It speeds up the project so much so you really minimize the amount of down time in commercial applications. Clients absolutely love that as an option.”

The efficient process allowed Ceresville New Holland to remain open during construction.

“It was imperative that we stayed open throughout the process and it worked out great,” said Robert Dinsmore, Vice President of Ceresville New Holland. “There was minimal intrusion business-wise and it was very seamless.”

“We were badly in need of a new roof and we were really pleased with what we chose.”

 

Custom-Fabrication Winner

Contractor: Roof Management Co. Project: Cambridge Plaza Location: Hazel Park, Michigan Square Feet: 103,000 Products: Duro-Last® membrane, Roof Trak® Walkway Pads, Duro-Caulk® Advanced

The secret to landing large, high-profile jobs is simple according to Tom Deichert, owner of Roof Management Co.; build a trusting relationship with your customers. That’s exactly how Deichert and his team secured the 103,000 square foot Cambridge Plaza project in Hazel Park, Michigan.

“We’ve been repairing this roof and working with property management company Ross Financial since I started Roof Management in 1993,” Deichert said. “My team has been keeping them dry for years, but of course they eventually needed a new roof and knew they could trust us to get the job done. We’ve been very fortunate to have the opportunity to build this relationship. It’s not often you get to build relationships with customers and work up to this level of trust.”

Roof Management was able to install custom-fabricated 50 mil Duro-Last membrane over the existing mechanically attached EPDM roof – allowing them to complete the entire project with no disruptions to any of the building’s tenants.

One of the biggest benefits of using Duro-Last’s custom-fabricated membrane and accessories for this project was the ability to use custom-fabricated curbs. The plaza’s largest tenant, a grocery store, had expanded into a few of the neighboring smaller units. These units still had all of the HVAC equipment on their roofs that were no longer needed, but the property manager did not want to eliminate them completely.

“You can order a custom-fabricated curb flashing from Duro-Last with a top on it, so it’s completely encapsulated,” Deichert said. “This worked really well because we could leave those curbs in place while not jeopardizing the quality of the roof system and avoiding problems down the road.”

The large size of the project made the time-saving benefits of Duro-Last’s custom-fabrication process even more important.

“Custom- fabrication from Duro-Last gave us the ability to lay out a lot of roof area with minimum welding on the job site,” Deichert said. “When you can lessen the amount of welding we have to do on the roof, we can spend more time doing a better job of welding. It also makes the time go a lot quicker. Our labor rates are lower than traditional roll goods products. For us, it’s a big benefit.”
