In this episode of Roofing Road Trips®, host Heidi J. Ellsworth sat down with Abby Feinstein, director of product management, marketing and sustainability at CertainTeed, to discuss the resilience of modified bitumen roofing systems and how they contribute to sustainability efforts.
For contractors and building owners alike, longevity is a critical factor in selecting a roofing system. Abby broke down the impressive lifespan of modified bitumen systems, stating, “If you maintain a two-ply modified system, you have 80 mils just as the base sheet and then you have a whole other cap sheet which is thicker than that. You have redundancy and more thickness and puncture resistance to begin with, with solid, proven elasticity to handle building movement.”
She went on to highlight how well-maintained modified bitumen roofs can far exceed their expected service life. “Even if your warranty is 15 years, to be honest, you probably have a 30-year roof. If you have a 20-, 25-year modified system, that could probably last 50 years if it was maintained correctly.”
Another major factor contributing to the system’s longevity is its adaptability. Unlike other roofing systems that may require full replacement at the end of their service life, modified bitumen roofs offer a path toward restoration rather than removal. Abby explained, “At some point, when you reach the end of that life, there's nobody telling you that you need to tear that off, because then you can coat it. Then you can put down a restorative system, re-engage the roof and now you're coating with Smartcoat for the rest of its life.”
