Breathing Life Back into the Historic Pier 3 Condominium

Project background

Pier 3 Condominium is a nationally recognized historic property on the Delaware River. This structure used to function as a working city pier in the 1920s. More recently, Pier 3 is one of the more popular properties to live in Philadelphia having been converted into 172 apartments. As tends to happen with older properties, some of the building structures had been worn from years of usage. The roof, which had been leaking, needed repair. What made this project challenging was the prospect of fixing it without disrupting the residents’ daily routines.  

Project solution

Sikalastic® RoofPro has a reputation in the engineering community for being simple to use, cost effective, long-lasting solution for addressing plaza deck waterproofing over occupied space. Both Wiss, Janney, Elstner Associates, Inc. & Pullman SST have used Sikalastic® RoofPro many times, therefore it was no surprise that results were outstanding. The Sikalastic® 644 Lo-VOC waterproofing system along with Sika Fleece reinforcement and drainage mat allowed the problem of leaks to be solved with minimal disturbance not only to the building, but to the occupants as well. After the project was successfully completed, Wiss, Janney, Elstner Associates, Inc. & Pullman SST will intend to include Sika in more projects, as not only as a vendor, but as a trusted partner. 

Sikalastic®-644 Lo-VOC Waterproofing System combines a cold applied, low-odor, aliphatic, single-component, alkali resistant, moisture-triggered polyurethane resin with fiberglass mat or polyester fleece reinforcement to create a seamless membrane and flashing system. The Sikalastic 644 Lo-VOC waterproofing system with Fleece reinforcement allows the system of the base coat & topcoat to be applied at one time. The Moisture Triggered Chemistry allows the wet membrane to be weatherproof rapidly after application.
