Pine Island Villas was an impressive complex of townhouses when it was built in 1987. The complex is comprised of 19 low-rise buildings, each with four to five apartment units. Located in the heart of Buenaventura Lakes near Kissimmee, Florida, it became a popular snowbird community.
However, time took its toll on the structures, particularly on the roofs, which were in service for over 20 years. The granular surfaces of the shingles had deteriorated, their color had faded and they were covered with black streaks caused by algae. Because a roof covers up to 50 percent of a structure, the roof conditions of Pine Island Villas noticeably diminished the curb appeal of each building.
To restore the appearance of the townhouses, the Pine Island Homeowners Association (HOA) approved a complex-wide renovation program and put out bids for the roofing contract. Giovanni Padilla, owner and president of Winter Park-based Spectrum Renovations, gave a presentation to the HOA demonstrating the multiple benefits of the Atlas Roof System Signature Select®. They were impressed and awarded the contract to Spectrum Renovations. Padilla’s crews began roofing in mid-February 2016 and completed the job in seven weeks.
