Primus project managers are the champions of the design-build delivery method. They are the client’s day-to-day contact and the liaison between the design and field teams. They are tasked with completing their projects within schedule and budget and to exceed the quality standards set by the owner. They integrate technology to improve process and incorporate sustainable construction practices. Above all, project managers aim for the highest safety standards on every project.

Duties & Responsibilities

Project Start-Up

  • Review project documents, goals and trouble shoot with the project  team at the Prethermal project kick off
  • Establish construction, engineering, purchasing, shop drawings and delivery schedules
  • Ensures proper job notification with roof manufacturer
  • Establishes protocol for cost control and buyout


  • Review drawings for cost, scope, coordination and construct-ability
  • Regularly meet with the design team to ensure the owner’s goals are clearly communicated
  • Educate the design team and the superintendent of any exceptions or modifications to the drawings and specifications noted by subcontractors or vendors
  • Coordinate timing of engineering and design field inspections


  • Obtains list of applicable subcontractors and any commitments made by the Estimator
  • Prepare scopes of work for bid
  • Confirm accuracy of proposals, including scope
  • Draft subcontracts/material purchase orders in accordance with company guidelines for payment terms and conditions, insurance, bonds, retainange, terms and conditions, schedules, etc.
  • Examine the estimate vs the actual bid and advises on any discrepancies
  • Provide the estimating team with copies of bid packages, contractual scopes of work, and final negotiated costs


  • Furnishes Superintendent with current drawings and specifications
  • Coordinate and attend start-up meetings with subcontractors and the superintendent
  • Coordinate and attend pre-thermal review meetings with superintendents, panel Project Managers, and subcontractors as needed.
  • Work with the superintendent to manage material deliveries and subcontractors’ schedules
  • Ensure inspections have been made by the proper authorities and receipt of approval prior to mobilization.
  • Inform the field personnel of any proposed design changes
  • Ensure compliance with federal, states and local codes, ordinances, laws and regulations
  • Ensure job safety meetings are conducted regularly with the proper paperwork being filed

Project Administration

  • Informs team of project progress, schedules, potentials issues through day-to-day contact
  • Ensure contract documents and change orders are executed
  • Review change orders for cost and scope definitions with the, estimator, superintendent and design team as appropriate
  • Prepare owner billings
  • Approve subcontractor/vendor invoices and approve all expenditures requested by the superintendent
  • Review budget versus cost on a regular basis and forecast project income
  • Expedite review and approval of all shop drawings

Cost Forecasting & Scheduling

  • Prepare project schedule and update schedule weekly
  • Provide project schedule reports
  • Provide project cost forecast reports


  • Establish substantial completion date with Builder’s Project Manager
  • Compile punch lists and coordinate their timely completion
  • Obtain final drawings from field personnel and ensure their incorporation into the final engineering drawings
  • Obtains Operations & Maintenance manuals, including warranties
  • Ensure final accounting is performed
  • Ensure all vendors are properly accounted for and final payments are made
  • Correct any warranty problems during warranty period
  • Coordinate post-job conference

Job Requirements:
Primus is looking for strong leaders with 4-7 years of Roofing project management experience, preferably in TPO and PVC. A bachelor’s degree in a construction-related field is desired, but equivalent work experience is acceptable. Candidates must have exceptional time management skills and the ability to multi-task, prioritize and work with minimal supervision. Strong attention to detail is a must. Excellent interpersonal skills and the ability to communicate clearly are essential. Candidates should be proficient with Microsoft Office, including Outlook. Experience using the construction management software Viewpoint is preferred.

Working Conditions

Works in a normal office setting with no exposure to adverse environmental conditions 80% of the time
Required travel to project sites with exposure to heavy equipment and environmental conditions 20% of the time
May occasionally work in temperatures above 100 degrees and below 32 degrees
